We’re not in the real estate business. We are in the marketing business. Marketing is the foundation of everything. Start marketing now. Start with one type of marketing and get it going. Then start the next type of marketing. You’ll need to end up with 5-10 types of marketing going at the same time.
What is your marketing budget for the next 90 days? It can take 90 days of consistent daily marketing for you to learn how to get a deal in your market. Track your daily marketing efforts on a scorecard.
You want people to call you so you are helping them…not trying to sell them. 3 great questions to ask people when they call you.
-“Tell me about your situation. I don’t care about the house. Tell me about your
situation.”
-“What would you like to see happen?”
-“If I can make that happen, how quickly do you need to sell your house?”
Play the role of the “reluctant buyer” by asking questions like
-“Do you mind if I ask you a few questions about your house to see if it would be
something I’d even be interested in?”
-“I’m not really sure that I could even help you, but let’s take a look.”
